To Stage Or Not To Stage

Many REALTORS® today offer "free" staging services when listing a home.  When potential clients ask me if I offer this, I inspect the property thoroughly to see whether staging is necessary.  Often times just some decluttering, repositioning or removal of furniture and a good cleaning will suffice.

After 26 years in the business, I have a pretty good sense of what it takes to offer up the "wow" factor.  There is a big difference between fluffing and staging.  Fluffing would entail adding some key decorating items, bright pillows, throw blankets, fresh bedding, etc.

Staging can be adding furnishings to a vacant home to give it a friendly, lived in feel.  Or removing wallpaper, painting, changing light fixtures, landscaping, etc.  Definitely more big ticket items.

A seller has to realize that de-personalizing a home is not intended to offend them.  It is just creating a blank canvas to help a buyer picture themselves living in the home.

Statistics prove that homes that are staged do sell faster and for a higher price.  Here is a great article on staging that I found interesting and would like to share.
